Capital Allowance
Under current taxation legislation capital allowances are available as a tax deduction based on the cost of the lodge.
This means that the net income from the lodge will be tax free for at least the first few years. This is a very significant advantage compared to a traditional buy to let where there is no tax deduction available for the cost of the purchase.
The capital allowance deduction for the lodge gives a tax deductible expense of around £250,000 which for a 40% taxpayer gives a tax saving of £100,000.
